Coral Springs Realtor Alex Sverdlik: What I Know and How I Work
I keep my office in Coral Springs, but I live in Parkland, and the two cities share more than a border. My daughters went to Pinecrest Academy. My wife, Dr. Naomi Schechter, has practiced here. This is where my actual life is, which is a different thing than saying I work here.
Most of the buyers I talk to are coming from New York, New Jersey, California, or somewhere in Russia or Israel. They want someone who has already made the mistakes, who knows which streets flood and which ones don't, who can tell them the real difference between a Heron Bay address and a Parkland Golf address without a sales pitch attached.
Where I Came From Before Real Estate
I spent years at Smith Barney before moving into tech, where I was part of the early team at Shipwire.com in Silicon Valley. Neither of those jobs is real estate, but both of them taught me how money actually moves and how to think through a transaction before it gets complicated.
When I moved into real estate, I started in the La Cañada market outside Los Angeles — luxury homes, demanding buyers, no margin for error. I became a top producer with Zip Realty there before relocating to South Florida. The work is different here in some ways. The clients are not.
What My Clients Are Usually Trying to Solve
Almost nobody calls me to say they want to buy a house in Coral Springs. They call because they are leaving a high-tax state and want to understand what that actually saves them. They call because they heard Florida is a good place for their money but they do not know where in Florida, or why. They call because their accountant told them to look at a 1031 exchange and they need someone who can walk through that without losing the thread.
I work with buyers in the $1M to $10M-plus range. At that level, the financial structure of the transaction usually matters as much as the house itself. Florida's zero state income tax is a real number — if you are leaving New York at a 10.9% state rate plus nearly 4% in New York City, the savings compound quickly. California's top rate of 13.3% tells the same story from the west coast.
I am fluent in Russian and English, and a meaningful part of my business comes from Russian-speaking buyers who want to work with someone they do not have to translate for — not just the language, but the way things work here.
The Neighborhoods I Know in and Around Coral Springs
Coral Springs itself is a large city with real variety. Some of my clients end up there; many end up just north in Parkland, where the lot sizes are larger, the density is lower, and the school draw is strong. My own daughters both went through Parkland schools before one went to Michigan Ross, one to UF for pre-med, and the eldest graduated Princeton.
For buyers looking at the $800K to $2.5M range, I spend a lot of time in Heron Bay, which runs along lakefront in Parkland. MiraLago and Parkland Golf and Country Club are where I focus above $1.5M, up to $5M and beyond. If land and privacy matter — horses, two-plus acres — I point people toward BBB Ranches. For buyers with real oceanfront ambition, Hillsboro Mile is a different conversation entirely.
Each of these communities has its own homeowners association, its own feel on a Saturday afternoon, its own answer to the question of who your neighbors will be. I have sold homes in most of them. That is worth more than knowing the zip code.
