That matters more than you might think when you are relocating from New York, New Jersey, or Connecticut with a real budget and real priorities.

Why Northeast Buyers Keep Landing in Parkland

The math is usually what starts the conversation. Florida has no state income tax. New York's top rate sits at 10.9%, and if you are in the city, add another 3.876% on top of that. On a $600,000 household income, that is a meaningful number every single year — not a one-time windfall.

But the tax story alone does not move people. What moves people is arriving here and realizing that Parkland genuinely delivers on the lifestyle. A-rated schools, low crime, real community, and neighborhoods that feel considered rather than thrown together. Heron Bay is where I see the most consistent buyer interest in the $800K to $2.5M range. It is gated, well-maintained, and the lakefront lots give you real water views without the ocean price tag. When inventory tightens here, prices move fast — I have seen that cycle repeat more than once.

MiraLago runs $1.2M to $3.5M and draws buyers who want larger lots and a quieter feel. The waterfront positions here are genuinely hard to replace once they are gone. If that category interests you, here is how I think about waterfront value across Southeast Florida.

Parkland Golf and Country Club is the top of the market within the city — $1.5M to $5M and above. The homes are larger, the finishes are higher, and the golf community dynamic attracts a specific buyer. When a well-priced listing comes up here, it rarely sits.

For buyers who want land and privacy, the BB Ranches are in a different category entirely. Two-plus acre equestrian lots, $1.5M to $5M range, and almost no new supply. The people who buy there rarely leave.

Watercress and Fox Ridge tend to offer the best entry point for a Parkland address — $700K to $1.8M — and for families prioritizing schools over square footage or water views, the value-to-lifestyle ratio is hard to argue with.

Where I See the Real Deals — and What Creates Them

In a market like Parkland, "deal" is a relative word. What I mean is: value relative to what you are getting. I look for homes where the seller's timeline creates an opportunity, where the listing has been priced against dated comps, or where a property has been on the market long enough that negotiating room has opened up.

I also track off-market situations. My background is in financial services — I spent years at Smith Barney before moving into real estate — and I approach inventory the same way I approached client portfolios. Patiently, methodically, without chasing noise.

The buyers I work with in the $1M to $10M range are not looking for the first thing that comes up. They want someone who knows which street had three sales last quarter and what each one actually closed for.

Get your Florida homestead exemption filed the year you close. It reduces your assessed value by $50,000 and, more importantly, caps future annual increases at 3% under the Save Our Homes provision. On a $2M home in a rising market, that compounding protection adds up to real money over time.

Understand the HOA before you fall in love with a floor plan. Parkland's gated communities each have distinct cultures, rules, and fee structures. Some of that is obvious on paper.
