Best Gated Communities in Parkland, Florida: A Local Broker's Honest Comparison

When my wife Naomi and I were deciding where to put down roots in South Florida, we drove through a lot of gates. Some communities felt like resorts trying too hard. Others had the quiet, residential feel we actually wanted to come home to. Parkland kept winning.

I have now sold homes across most of the major gated communities here, and what I tell buyers from New York, New Jersey, and Connecticut is the same thing I figured out for my own family: the gate is just the beginning. What matters is what the community feels like on a Tuesday afternoon.

Parkland Golf and Country Club: The Benchmark for Luxury

If square footage, finishes, and a golf lifestyle are the priority, Parkland Golf and Country Club is where most high-end buyers land. Prices run from roughly $1.5M into the $5M range, and the newer construction here is genuinely impressive without needing me to oversell it.

The club amenities are extensive — golf, tennis, a full fitness facility, and a social scene that many Northeast transplants find immediately familiar. A lot of my clients from Westchester and Bergen County settle in here and feel at home within a few months. The community has a critical mass of families with school-age kids, which matters if you are moving with children.

My daughters attended Pinecrest Academy of Parkland, one of the top-rated schools in Broward County, and PGCC feeds directly into it.

Heron Bay: The Most Established Family Community

Heron Bay is Parkland's largest gated community, and it has been here long enough to feel lived-in rather than brand new. Price range runs from the high $800Ks to around $2.5M, with lakefront lots commanding the top of that range.

What I like about Heron Bay is the variety. There are several distinct sub-neighborhoods within the gates, so you can find a smaller home for a couple transitioning from a New York apartment or a larger estate for a family of five. The amenity campus is well-maintained, with multiple pools, tennis, and a clubhouse that actually gets used.

It also has one of the more active Jewish community presences in Parkland, which is something a meaningful number of my buyers from the Northeast ask about directly.

MiraLago: Waterfront Living Inside the Gate

MiraLago is smaller and more private than Heron Bay, and the waterfront access is the main draw. Homes here sit on navigable water with access to the Intracoastal, which changes the character of the community entirely. Prices range from around $1.2M to $3.5M.

If a boat is part of the lifestyle you are building in Florida, MiraLago is worth a serious look. I have had buyers from coastal Connecticut and Long Island who wanted to keep that water access and found it here without going all the way to Hillsboro Mile or the barrier island communities.

BBB Ranches: Land, Privacy, and a Different Kind of Luxury

This is not for everyone, but it is exactly right for a specific buyer. BBB Ranches sits on two-acre-plus lots, many of them equestrian-zoned. Prices run from around $1.5M to over $5M depending on the property and improvements.

If you are coming from a place in the Hudson Valley or rural Connecticut where land and privacy matter as much as the house itself, BBB Ranches feels familiar. No HOA telling you what color to paint the shutters. Room for a barn, a pool, a guest house. Some of my clients from California who relocate here — particularly from the inland parts of LA County — respond to this kind of space immediately.

The tradeoff is that it is more spread out, and the community dynamic is quieter. That is the point for the people who choose it.

What Northeast Buyers Should Know Before Choosing

The communities above are not interchangeable, and choosing the wrong one is a real mistake. I have seen buyers fall in love with a house inside the wrong gate and feel the friction within six months.

A few things worth thinking through before you decide: Do you want to see neighbors or have privacy? Do you want amenities you will actually use, or are you paying for them as a backup plan? How important is being close to top-rated schools? Are you bringing a boat, horses, or just furniture?

Florida's zero state income tax and the homestead exemption — which caps your assessed value increases at 3% per year after the first year — make the carrying costs here fundamentally different from what you are used to in New York or New Jersey. That changes the math on what you can afford to put into the house itself.
